Predesign
Analyzing space requirement issues, the constraints, opportunities of the proposed site, and the cost versus budget is key to a projects success.
During this phase of service, TMM meets with the users to determine the needs and goals for the proposed space. TMM likes to meet with owners and users so that all members are involved and reduce the potential for problems later on in the project, this helps by creating buy in with all parties. TMM will conduct site visits, site analysis, and other investigative techniques to help develop a detailed project program.
Schematic design
This service is all about concept creation.
TMM will take all of the information that was gathered and analyzed from the predesign meeting and create a concept. During this phase we will outline the general scope of the project and create conceptual designs. These conceptual drawings are created to help visualize the project. They are rough layouts of the space and basic arrangements of rooms and building locations. Once owner/users approve the rough layout we will proceed to the next phase of service.
Design development
Expanding and detailing of the conceptual drawings.
During this service period, TMM will create detailed drawings based upon the approved conceptual layout. Based on the size of the project and schedule, this service can incorporate a few phases. These phases are usually percentage increments in values of 25% all the way up to the 100% mark and then moving to the next service. This stair step approach allows for owners and TMM to monitor the design progress, its proposed cost and create buy in amongst users. Throughout the design phase Toland Mizell Molnar will reference building codes and standards to create a suitable space.
Construction documents
The creation of the 100% detailed working drawings.
Once the design development phase is complete we progress to the creation of the final drawings that will be used for construction. TMM will create drawings and specifications for the project. At this service phase we will also develop a finalized cost estimate for the construction of the project.
Project Development
Managing the construction phase.
TMM offers construction period services that include project management as well as periodic inspections of the progress of the project. By having TMM as the design team it is only natural to have us periodically inspect the project. In cases where project management is needed, we send experienced professionals to lead the project and keep it on track.
Building Assessment
Facility Condition Assessments are an invaluable service to owners.
TMM will send experienced facility inspectors to the ownerslocation to evaluate and analyze conditions. With sources of government funding being determined by need, this service can be a factor in obtaining funding and realizing actual conditions. In this service, the team comes out and grades the condition of the mechanical, electrical, plumbing systems and structure. This will help determine upgrade and repair needs as well potential costs.
Value Engineering
The review and analysis of a project that TMM did not design.
This service is offered in order to give an independent look at an owner's project. TMM will review and analysis a project typically in the conceptual and design phases in order to improve the quality, safety, efficiency, reduce time and ultimately to lower overall cost. This service may also reduce the time to complete the project by having extra eyes on target to streamline the process while reducing potential oversights.
Design Build
Reduce time and minimize risk.
By allowing TMM to be the single point of responsibility of the contract, the owner benefits exponentially. In most cases the design and construction phases are overlapped, thus reducing overall project time as well as bringing simplicity to the owner. TMM brings experienced designers and builders to the table in order to achieve these types of projects. Utilizing our experience, we provide this service as one that is second to none.
